FREE RENT GUARANTEEE - The rent for the first six months of each new tenancy is covered by a rent guarantee. In the event that, during this period full rent is not received from the tenant, then you will still receive full payment until the tenant has vacated the property.

OUTSOURCED INVENTORIES – We are the only letting agent in Edinburgh to out-source inventories to independent professionals who are members of the Association of Independent Inventory Clerks (www.theaiic.co.uk). By promoting the highest possible standards of accuracy and reliability we are able to bring a level of professionalism to our service which is unmatched by other agents. This not only reduces our landlords’ maintenance costs by accurately tracking wear and tear over a series of tenancies, but also attracts prospective tenants to what is a unique, fair and impartial service.
PREVENTATIVE MAINTENANCE – we inspect each property that we manage every 6 months to ensure that tenants are looking after it properly and any essential maintenance issues are identified before they develop into more costly repairs.
FLEXIBLE APPROACH - We understand that different landlords like different levels of service and we pride ourselves on being flexible to meet those needs. For example, some overseas landlords appreciate a regular email to inform them of any issues that have arisen and a photograph of any maintenance work carried out once we have inspected it. Other landlords are happy for us to take over the running of the property completely and prefer a greater distance from their investment. We will discuss what works best for you and act accordingly.
UP TO DATE PAPERWORK - We regularly review our legal documents and ensure that we remain constantly up to date with the latest health and safety regulations so that our landlords can enjoy the maximum protection afforded by recent legislation.
OPPORTUNITIES IDENTIFIED - By offering long term, short term and festival lets for all our properties, we have the ability to respond to changing circumstances. For example, if properties are vacated immediately prior to the Edinburgh Festival, we can advertise for short lets for this period to potentially maximise the return on your investment.
CHOICE OF SERVICE – We appreciate that choice is important, which is why we like to give landlords the alternative of opting for either a Complete Management service or a Let Only service.
