An owner does not sell when they move abroad &#8211; they let, keep the property as a hedge, and rent at the other end while they work out whether the move sticks. It is the sensible order of operations, and it produces a specific set of questions that are not really about property at all.<\/p>\n<p>Cyprus has become one of the more common destinations in that conversation, and its rules changed substantially on 1 January 2026. If you are advising on, or making, that decision this year, several of the figures still in circulation are out of date.<\/p>\n<h2><strong>Rental income is taxed in two places, and the Cyprus side just got simpler<\/strong><\/h2>\n<p>Start with the obvious: a UK property continues to be taxed in the UK. Non-resident landlords remain within UK income tax on UK rental profits, and how that interacts with a Cypriot tax return is a question for an adviser in both countries. Nothing about moving abroad removes the UK side.<\/p>\n<p>What changed is the Cyprus treatment of rental income. Until the end of 2025, rents received by a Cyprus tax resident attracted Special Defence Contribution at 3% on 75% of the gross &#8211; an effective 2.25% &#8211; on top of income tax.\u00a0<strong>From 1 January 2026 that charge <\/strong><strong>wa<\/strong><strong>s abolished.<\/strong>\u00a0Rental income now goes through the ordinary income tax bands, plus the General Healthcare System contribution of 2.65%, which is charged on a capped base of \u20ac180,000 of total annual income.<\/p>\n<p>The bands themselves were rewritten in the same reform: nothing on the first \u20ac22,000, 20% to \u20ac32,000, 25% to \u20ac42,000, 30% to \u20ac72,000, and 35% above. The previous scale started charging at \u20ac19,500.<\/p>\n<p><a href=\"https:\/\/www.citylets.co.uk\/blog\/moving-to-cyprus-while-letting-out-a-uk-property-2026-rules\/pexels-tkirkgoz-19394738\/\" rel=\"attachment wp-att-122004\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-122004\" src=\"https:\/\/www.citylets.co.uk\/blog\/wp-content\/uploads\/2026\/08\/pexels-tkirkgoz-19394738.jpg\" alt=\"\" width=\"1000\" height=\"667\" srcset=\"https:\/\/www.citylets.co.uk\/blog\/wp-content\/uploads\/2026\/08\/pexels-tkirkgoz-19394738.jpg 1000w, https:\/\/www.citylets.co.uk\/blog\/wp-content\/uploads\/2026\/08\/pexels-tkirkgoz-19394738-700x467.jpg 700w, https:\/\/www.citylets.co.uk\/blog\/wp-content\/uploads\/2026\/08\/pexels-tkirkgoz-19394738-400x267.jpg 400w, https:\/\/www.citylets.co.uk\/blog\/wp-content\/uploads\/2026\/08\/pexels-tkirkgoz-19394738-768x512.jpg 768w\" sizes=\"auto, (max-width: 1000px) 100vw, 1000px\" \/><\/a><\/p>\n<h2><strong>If you are the one renting, there is now a deduction for it<\/strong><\/h2>\n<p>The 2026 package introduced a set of personal deductions that did not exist before. One of them is directly relevant to anyone renting their main home: up to \u20ac2,000 per person for either main-residence rent or mortgage interest on a main residence.<\/p>\n<p>There are conditions worth knowing before anyone builds a budget on it. Payment has to be non-cash; card or bank transfer, which in a market where private landlords often prefer cash is not a trivial requirement. And none of the new deductions are available if the tax return is filed late.<\/p>\n<p>Alongside it sit deductions of \u20ac1,000 to \u20ac1,500 per child depending on the family\u2019s gross income, up to \u20ac1,000 for an energy upgrade to a main residence or the purchase of an electric vehicle, and up to \u20ac500 for home insurance against natural risks.<\/p>\n<h2><strong>The line most people underestimate<\/strong><\/h2>\n<p>Housing is the largest and most variable cost of the move, and in Cyprus it swings hard by city. Limassol is the most expensive by a clear margi, it is the commercial centre and has the deepest housing demand. Nicosia, the inland capital, generally sits below it. Larnaca is mid-range and has the airport. Paphos is the slower and cheaper end.<\/p>\n<p>That spread is the reason the standard advice for anyone letting out at home is to rent at the destination for the first year rather than buy. It keeps the decision reversible, and it prices the specific town rather than the country.<\/p>\n<p>For anyone who does end up buying and later selling, capital gains tax on Cyprus property is 20%, with lifetime exemptions that the reform raised significantly: \u20ac150,000 on a main residence, up from \u20ac85,430, within an overall lifetime cap of \u20ac150,000. GOV.UK is explicit that UK nationals who move abroad permanently may lose entitlement to free NHS treatment, and that anyone resident in Cyprus who receives a UK State Pension or an exportable benefit may be entitled to state healthcare paid for by the UK through the S1 route. The S1 has to be registered with the Cyprus General Healthcare System; once it is, cover is on the same basis as an insured Cypriot citizen.<\/p>\n<p>The second is a scheduling quirk that catches people who plan long trips. Cyprus is in the EU but not in the Schengen area, and GOV.UK states plainly that visits to Cyprus do not count towards the 90-day visa-free limit in Schengen, and that the reverse also holds. For a British passport holder that means two separate 90-in-180 allowances. It is a live advantage today. Cyprus\u2019s accession to Schengen is a stated EU priority, and when it happens the two clocks merge into one \u2014 so it is not something to build a permanent plan around.<\/p>\n<h2><strong>The order that works<\/strong><\/h2>\n<p>Let the property, rent at the other end, price the specific town in the month you commit rather than from a table published a year earlier, and take advice on both tax systems before the move rather than after.
