{"id":4059,"date":"2018-10-23T09:39:24","date_gmt":"2018-10-23T09:39:24","guid":{"rendered":"https:\/\/www.citylets.co.uk\/blog\/?p=4059"},"modified":"2018-10-23T09:39:24","modified_gmt":"2018-10-23T09:39:24","slug":"tenant-vetting-through-social-media","status":"publish","type":"post","link":"https:\/\/www.citylets.co.uk\/blog\/tenant-vetting-through-social-media\/","title":{"rendered":"Tenant Vetting Through Social Media"},"content":{"rendered":"<p>Social media is proving to be an important source of information for landlords who screen their would-be tenants\u2019 profiles in search for any areas of concern, before making a decision to rent their properties to them.<\/p>\n<p>Anything from job and career history right through to family, friends and lifestyle, can potentially be gathered from accounts on Facebook, Twitter, LinkedIn and Instagram.<\/p>\n<h4><strong>Social media &#8211; a new medium?<\/strong><\/h4>\n<p>Trawling through potential tenants\u2019 postings, can give landlords insight into the character of an applicant, whether they own <a href=\"https:\/\/www.citylets.co.uk\/blog\/pawsitive-rental-attitude\/\">pets<\/a> or are always out partying.<\/p>\n<p>Whilst this screening method doesn\u2019t replace the traditional <a href=\"https:\/\/www.citylets.co.uk\/blog\/rent-payments-included-credit-histories\/\">credit checks<\/a>, it\u2019s been reported that an increasing number of landlords \u2013 one in nine (11%) \u2013 use it to vet tenants and help them make more of an educated choice as to who they rent their properties to.<\/p>\n<p><a href=\"https:\/\/www.citylets.co.uk\/blog\/tenant-vetting-through-social-media\/mobile-phone-social-media\/\" rel=\"attachment wp-att-4061\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-4061\" src=\"https:\/\/www.citylets.co.uk\/blog\/wp-content\/uploads\/2018\/10\/mobile-phone-social-media.jpg\" alt=\"mobile-phone-social-media\" width=\"659\" height=\"439\" srcset=\"https:\/\/www.citylets.co.uk\/blog\/wp-content\/uploads\/2018\/10\/mobile-phone-social-media.jpg 960w, https:\/\/www.citylets.co.uk\/blog\/wp-content\/uploads\/2018\/10\/mobile-phone-social-media-700x467.jpg 700w, https:\/\/www.citylets.co.uk\/blog\/wp-content\/uploads\/2018\/10\/mobile-phone-social-media-400x267.jpg 400w, https:\/\/www.citylets.co.uk\/blog\/wp-content\/uploads\/2018\/10\/mobile-phone-social-media-768x512.jpg 768w\" sizes=\"auto, (max-width: 659px) 100vw, 659px\" \/><\/a><\/p>\n<h4><strong>Traditional checks<\/strong><\/h4>\n<p>However, almost a third (29%) of 1,000 surveyed landlords, still choose to interview potential tenants as a part of the screening process before taking them on. Some 34% prefer personal references as they allow them to obtain vital information on the characters without getting too close. A number of landlords also require employer and previous landlord references.<\/p>\n<p>Jeff Knight, Marketing Director at Foundation Home Loans, who conducted the research, said: \u201cBuy to Let is a business, so it\u2019s only natural that landlords would want to vet their potential tenants just as an employer would a potential employee. While Facebook and social media accounts may not be the best source of information if used in isolation, they can offer valuable insight when set against other checks such as personal references and credit checks. After all, maintaining a good rental income is a priority and void periods can be particularly damaging, so it\u2019s important to ensure this is not a risk when new tenants move in.\u201d<\/p>\n<p><a href=\"https:\/\/www.citylets.co.uk\/mobile\/\" rel=\"attachment wp-att-2791\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-2791\" src=\"https:\/\/www.citylets.co.uk\/blog\/wp-content\/uploads\/2017\/05\/latest-apps.png\" alt=\"latest-apps\" width=\"618\" height=\"85\" srcset=\"https:\/\/www.citylets.co.uk\/blog\/wp-content\/uploads\/2017\/05\/latest-apps.png 618w, https:\/\/www.citylets.co.uk\/blog\/wp-content\/uploads\/2017\/05\/latest-apps-400x55.png 400w\" sizes=\"auto, (max-width: 618px) 100vw, 618px\" \/><\/a><\/p>\n<h4><strong>Preferred tenant types<\/strong><\/h4>\n<p>The study has also looked at landlords\u2019 preferences for tenant types, revealing that 21% favoured middle-aged couples as they viewed that they were less likely to damage the property; 16% landlords preferred <a href=\"https:\/\/www.citylets.co.uk\/blog\/renting-best-kept-in-the-family\/\">families<\/a> with children as they believed them to stay longer in the property, followed by singles chosen by 8% landlords for the very same reason.<\/p>\n<p>Social media can provide additional information landlords require before letting tenants live in their properties.
