{"id":4218,"date":"2019-01-10T11:11:01","date_gmt":"2019-01-10T11:11:01","guid":{"rendered":"https:\/\/www.citylets.co.uk\/blog\/?p=4218"},"modified":"2020-12-18T11:11:22","modified_gmt":"2020-12-18T11:11:22","slug":"minimum-energy-efficiency-standards-in-the-scottish-prs","status":"publish","type":"post","link":"https:\/\/www.citylets.co.uk\/blog\/minimum-energy-efficiency-standards-in-the-scottish-prs\/","title":{"rendered":"Minimum Energy Efficiency Standards in the Scottish PRS"},"content":{"rendered":"<p>Following consultation in summer 2017, the Scottish Government is planning on introducing minimum energy efficiency standards in the private rented sector.<\/p>\n<p>Energy efficiency is calculated based on the size, layout, insulation and ventilation of a dwelling and it is rated on a scale from A to G, with A being the most efficient.<\/p>\n<h4><strong>Energy Efficiency Certificates<\/strong><\/h4>\n<p>Energy Efficiency Certificates (EPCs) include information on property\u2019s current and potential <a href=\"https:\/\/www.citylets.co.uk\/blog\/what-is-your-epc-rating\/\" target=\"_blank\" rel=\"noopener noreferrer\">energy efficiency rating<\/a>, environmental impact rating, as well as recommendations on improvement measures.<\/p>\n<p>In Scotland an EPC should be displayed within the property \u2013 the boiler or meter cupboard according to the building standards guidance.<\/p>\n<p><a href=\"https:\/\/www.citylets.co.uk\/blog\/minimum-energy-efficiency-standards-in-the-scottish-prs\/energy-efficiency-2\/\" rel=\"attachment wp-att-4220\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-4220\" src=\"https:\/\/www.citylets.co.uk\/blog\/wp-content\/uploads\/2019\/01\/energy-efficiency.png\" alt=\"energy-efficiency\" width=\"741\" height=\"416\" srcset=\"https:\/\/www.citylets.co.uk\/blog\/wp-content\/uploads\/2019\/01\/energy-efficiency.png 960w, https:\/\/www.citylets.co.uk\/blog\/wp-content\/uploads\/2019\/01\/energy-efficiency-700x393.png 700w, https:\/\/www.citylets.co.uk\/blog\/wp-content\/uploads\/2019\/01\/energy-efficiency-400x225.png 400w, https:\/\/www.citylets.co.uk\/blog\/wp-content\/uploads\/2019\/01\/energy-efficiency-768x431.png 768w\" sizes=\"auto, (max-width: 741px) 100vw, 741px\" \/><\/a><\/p>\n<h4><strong>Minimum energy efficiency standards &#8211; mission possible<\/strong><\/h4>\n<p>The Scottish Government is on a mission to ensure that all tenants live in warmer, greener and more affordable homes. To fulfil that duty, it is introducing minimum energy efficiency standards, which will be phased in and increase over time:<\/p>\n<ul>\n<li>From 1<sup>st<\/sup> April 2020, any new tenancy will require the property to have an EPC of at least band E and by 31<sup>st<\/sup> March 2022, it will be extended to all properties;<\/li>\n<li>From 1<sup>st<\/sup> April 2022, any new tenancy will require the property to have an EPC of at least band D and by 31<sup>st<\/sup> March 2022, it will be extended to all properties.<\/li>\n<\/ul>\n<p><a href=\"https:\/\/www.citylets.co.uk\/landlord-services\/\" rel=\"attachment wp-att-3534\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-3534\" src=\"https:\/\/www.citylets.co.uk\/blog\/wp-content\/uploads\/2018\/02\/landlords-banner.png\" alt=\"landlords-banner\" width=\"725\" height=\"110\" srcset=\"https:\/\/www.citylets.co.uk\/blog\/wp-content\/uploads\/2018\/02\/landlords-banner.png 725w, https:\/\/www.citylets.co.uk\/blog\/wp-content\/uploads\/2018\/02\/landlords-banner-400x61.png 400w\" sizes=\"auto, (max-width: 725px) 100vw, 725px\" \/><\/a><\/p>\n<p>In addition, the Government is consulting on proposals for privately rented homes to reach EPC band C by 2030, where technically feasible and cost effective, and the final decision on this will be confirmed as part of Energy Efficient Scotland 2019.<\/p>\n<h4><strong>Details to follow\u2026<\/strong><\/h4>\n<p>The proposed minimum standards will apply to all privately rented homes with some exceptions, for example due to cost, legal or technical reasons.
