{"id":5224,"date":"2020-06-24T08:18:14","date_gmt":"2020-06-24T08:18:14","guid":{"rendered":"https:\/\/www.citylets.co.uk\/blog\/?p=5224"},"modified":"2020-06-25T12:11:21","modified_gmt":"2020-06-25T12:11:21","slug":"could-the-scottish-property-market-have-reopened-sooner","status":"publish","type":"post","link":"https:\/\/www.citylets.co.uk\/blog\/could-the-scottish-property-market-have-reopened-sooner\/","title":{"rendered":"Could the Scottish Property Market Have Reopened Sooner?"},"content":{"rendered":"<p>Following First Minister Nicola Sturgeon\u2019s announcement last week, the Scottish property market can officially reopen on 29<sup>th<\/sup> June 2020, as Scotland is moving to phase two of its road map out of lockdown.<\/p>\n<p>The relaxation of restrictions is a green light to all home moves (during the lockdown only essential home moves were allowed), with physical distancing and health guidelines still to be observed at all times.<\/p>\n<p>Welcoming the news, Riccardo Giovanacci, Managing Director of Glasgow based <a href=\"https:\/\/www.citylets.co.uk\/letting-agents-glasgow\/newton\/\" target=\"_blank\" rel=\"noopener noreferrer\">Newton Letting<\/a> said: \u201cMonday 29<sup>th<\/sup> June 2020 couldn\u2019t come quick enough! With everything that has been going on over the last few months, being able to move tenants into property has never felt like more of a luxury.\u201d<\/p>\n<p><a href=\"https:\/\/www.citylets.co.uk\/blog\/could-the-scottish-property-market-have-reopened-sooner\/june-29\/\" rel=\"attachment wp-att-5226\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-5226\" src=\"https:\/\/www.citylets.co.uk\/blog\/wp-content\/uploads\/2020\/06\/June-29.jpg\" alt=\"\" width=\"928\" height=\"696\" \/><\/a><\/p>\n<p>Trevor Mapara, Director of Lettings at Edinburgh based <a href=\"https:\/\/www.citylets.co.uk\/letting-agents-edinburgh\/murray-currie\/\" target=\"_blank\" rel=\"noopener noreferrer\">Murray &amp; Currie<\/a> commented: \u201cThe market has been creaky and much depends on the economic recovery so the eagerly anticipated news from the Scottish Government, was indeed very welcome.\u201d<\/p>\n<h4><strong>Spike in rental activity to be expected<\/strong><\/h4>\n<p><a href=\"https:\/\/www.citylets.co.uk\/\" target=\"_blank\" rel=\"noopener noreferrer\">Citylets<\/a> and agents have already experienced a significant increase in tenant enquiries and with home moves now restarting, property transactions which have been put on hold due to the pandemic, can finally complete. Therefore, a big surge in property activity is anticipated by many.<\/p>\n<p>\u201cThe backlog of tenants that haven\u2019t been able to move over the last 3 months will no doubt cause a \u2018ripple\u2019 effect with people looking to move over July and August,\u201d explained Riccardo Giovanacci.<\/p>\n<p>\u201cWe anticipate an immediate and significant activity spike in the rental market as pent up demand is unleashed. Fortunately, there are plenty of available properties\u201d \u2013 said Jack Gallagher, Director of Glasgow based <a href=\"https:\/\/www.citylets.co.uk\/letting-agents-glasgow\/western-lettings\/\" target=\"_blank\" rel=\"noopener noreferrer\">Western Lettings<\/a>.<\/p>\n<p>A similar view was shared by Trevor Mapara: \u201cWe anticipate a short term demand that will be supported by a degree of pent up demand from prospective tenants having been confined to their homes like never before. A shift could also be underway in people\u2019s attitudes as they place greater value in good quality accommodation.\u201d<\/p>\n<p>Andrew Jack, Managing Director of <a href=\"https:\/\/www.citylets.co.uk\/letting-agents-edinburgh\/belvoir-edinburgh\/\" target=\"_blank\" rel=\"noopener noreferrer\">Belvoir Edinburgh<\/a> also said: \u201cThe number of enquiries being received from those looking to rent or buy have risen significantly in recent weeks so it appears demand is likely to be strong.\u201d<\/p>\n<h4><strong>The reopening of the market could have come sooner?<\/strong><\/h4>\n<p>Whilst everyone in the property industry is relieved that the market can resume again, some might wonder whether delaying the date till later in June was absolutely necessary.<\/p>\n<p>\u201cThe announcement that the housing market in Scotland can resume again from 29 June is welcome news for everyone involved. I&#8217;m a little bit disappointed however that the Scottish Government has decided to delay things until 29 June,\u201d said Andrew Jack.<\/p>\n<p><a href=\"https:\/\/www.citylets.co.uk\/mobile\/\" target=\"_blank\" rel=\"attachment noopener wp-att-2791 noreferrer\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-2791\" src=\"https:\/\/www.citylets.co.uk\/blog\/wp-content\/uploads\/2017\/05\/latest-apps.png\" alt=\"latest-apps\" width=\"618\" height=\"85\" srcset=\"https:\/\/www.citylets.co.uk\/blog\/wp-content\/uploads\/2017\/05\/latest-apps.png 618w, https:\/\/www.citylets.co.uk\/blog\/wp-content\/uploads\/2017\/05\/latest-apps-400x55.png 400w\" sizes=\"auto, (max-width: 618px) 100vw, 618px\" \/><\/a><\/p>\n<p>He added: \u201cHealth is rightly the primary concern. With the correct procedures in place around social distancing and good hygiene it seems the risks presented from conducting physical property viewings, valuation appointments and home moves is low so perhaps we could have got going a bit sooner.\u201d<\/p>\n<h4><strong>Choosing the right tenant is more important than ever<\/strong><\/h4>\n<p>Full effects of the pandemic are yet to be seen, however, with the Job Retention Scheme soon to be gradually phased out, there are concerns about tenants not being able to meet their financial obligations. Therefore, as Riccardo Giovanacci points out \u201csecuring the best possible tenant will be paramount for agents and landlords going forward.\u201d<\/p>\n<p>\u201cEveryone will be wanting to make sure that a tenant stays as long as possible and is in a secure position to pay their rent month to month.\u201d<\/p>\n<h4><strong>\u201cSafety is paramount\u201d<\/strong><\/h4>\n<p>The Scottish Government has now issued <a href=\"https:\/\/www.citylets.co.uk\/blog\/home-moves-new-guidance\/\" target=\"_blank\" rel=\"noopener noreferrer\">new home moving guidance<\/a>. In-person property viewings can now take place again, although <a href=\"https:\/\/www.citylets.co.uk\/blog\/virtual-viewings-are-essential-for-our-health-and-the-planet\/\" target=\"_blank\" rel=\"noopener noreferrer\">virtual tours<\/a> should be used where possible prior to visiting properties.<\/p>\n<p>Jack Gallagher (Western Lettings), said: \u201cWhile we\u2019re excited about starting the journey towards the new normal, safety is paramount. We will therefore continue to process tenant applicants entirely online, starting with a virtual reality tour.
