The landlord will require to lodge evidence in order to establish his loss.<\/p>\n<p>An inability to produce appropriate evidence will lead to an unsuccessful claim.<\/p>\n<h4><strong>How to ensure a successful claim for damages?<\/strong><\/h4>\n<p>Below are 5 top evidential tips for landlords to avoid difficulties when pursuing a claim for damages:<\/p>\n<ol>\n<li>Lodge the tenancy agreement and identify the breached clauses.<\/li>\n<li>Ensure an inventory with\u00a0dated\u00a0photographs (preferably signed by the tenant) is prepared at commencement of the tenancy to confirm the condition of the property at move in date.<\/li>\n<li>Ensure a check-out inspection takes place.
