It could also be used as a home to retire to in the future.<\/p>\n<ul>\n<li><strong>Access to an international market<\/strong><\/li>\n<\/ul>\n<p>Holiday lets are especially popular in <a href=\"https:\/\/www.citylets.co.uk\/flats-rent-edinburgh\/\" target=\"_blank\" rel=\"noopener\">Edinburgh<\/a> where there are a large number of tourists. By listing your property online you can access an international market of potential guests. These include capital gains tax relief, mortgage rate relief, business rates relief and offset mortgages where you offset the amount of money you need to pay your mortgage against your savings.<\/p>\n<ul>\n<li><strong>Income potential<\/strong><\/li>\n<\/ul>\n<p>A holiday home is a relatively low risk investment compared to other investments and <a href=\"https:\/\/www.citylets.co.uk\/short-term-lets\/\" target=\"_blank\" rel=\"noopener\">short term lets<\/a> can offer a higher income than long term rental properties.<\/p>\n<p>In the future, you could sell your <a href=\"https:\/\/www.trustedstays.co.uk\/\" target=\"_blank\" rel=\"noopener\">holiday home<\/a> as a business.<\/p>\n<h4><strong>Cons<\/strong><\/h4>\n<ul>\n<li><strong>Inconsistent income<\/strong><\/li>\n<\/ul>\n<p>Despite the earning potential detailed above, there is a possibility that your income will be inconsistent, as even holiday lets in the most popular locations will have off-peak seasons.<\/p>\n<p>You will have to consider running costs such as cleaning fees, and you will have to pay utility bills on the property such as water, electricity, gas and broadband.<\/p>\n<ul>\n<li><strong>Additional costs <\/strong><\/li>\n<\/ul>\n<p>Another factor to consider is tax costs such as the Additional Dwelling Supplement (ADS) charge which is paid on top of standard <a href=\"https:\/\/espc.com\/advice\/tools\/lbtt-calculator\" target=\"_blank\" rel=\"noopener\">LBTT (Land and Buildings Transaction Tax)<\/a>.<\/p>\n<p>Chargeable at a rate of 6%, the ADS fee will depend on the property purchase price.<a href=\"https:\/\/www.citylets.co.uk\/mobile\/\" target=\"_blank\" rel=\"attachment noopener wp-att-2791\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-2791\" src=\"https:\/\/www.citylets.co.uk\/blog\/wp-content\/uploads\/2017\/05\/latest-apps.png\" alt=\"latest-apps\" width=\"618\" height=\"85\" srcset=\"https:\/\/www.citylets.co.uk\/blog\/wp-content\/uploads\/2017\/05\/latest-apps.png 618w, https:\/\/www.citylets.co.uk\/blog\/wp-content\/uploads\/2017\/05\/latest-apps-400x55.png 400w\" sizes=\"auto, (max-width: 618px) 100vw, 618px\" \/><\/a><\/p>\n<p>There are different LBTT bands, with a different percentage of tax applied to each one.<\/p>\n<p>The current rates and bands are detailed in the table below:<\/p>\n<table>\n<tbody>\n<tr>\n<td width=\"312\">Purchase price<\/td>\n<td width=\"312\">LBTT rate<\/td>\n<\/tr>\n<tr>\n<td width=\"312\">Up to \u00a3145,000<\/td>\n<td width=\"312\">0%<\/td>\n<\/tr>\n<tr>\n<td width=\"312\">\u00a3145,001 to \u00a3250,000<\/td>\n<td width=\"312\">2%<\/td>\n<\/tr>\n<tr>\n<td width=\"312\">\u00a3250,001 to \u00a3325,000<\/td>\n<td width=\"312\">5%<\/td>\n<\/tr>\n<tr>\n<td width=\"312\">\u00a3325,001 to \u00a3750,000<\/td>\n<td width=\"312\">10%<\/td>\n<\/tr>\n<tr>\n<td width=\"312\">Over \u00a3750,000<\/td>\n<td width=\"312\">12%<\/td>\n<\/tr>\n<\/tbody>\n<\/table>\n<p>&nbsp;<\/p>\n<p>For instance, if you purchase a holiday let at \u00a3250,000, you will have to pay \u00a32,100 in LBTT, as well as \u00a315,000 in ADS \u2013 a total of \u00a317,100.<\/p>\n<p>You will also have to pay council tax if you don\u2019t qualify for business rates. <a href=\"https:\/\/www.gov.scot\/policies\/local-government\/council-tax\/#:~:text=For%20Council%20Tax%20purposes%2C%20a,choose%20to%20apply%20no%20discount.\" target=\"_blank\" rel=\"noopener\">The Scottish Government defines a second home<\/a> as a property which is no one\u2019s main residence but which is occupied for a minimum of 25 days a year.<\/p>\n<p>Every council in Scotland is permitted to apply a discount of 10-50% on second homes.
