How should I begin looking for a property?<\/strong><\/h4>\n

Be organised. Register on rental websites<\/a> and set up alerts for the type of property you\u2019re looking to rent in your area within your budget so that as soon as one comes to the market, you can book a viewing immediately.<\/p>\n

What is the reference process for tenants?<\/strong><\/h4>\n

It will vary depending on the agency you\u2019re renting with. If you are in employment, you will need to provide a reference from your employer and (if you have rented before) a previous or current landlord.<\/p>\n

If you\u2019re a student, you will have to provide a guarantor – someone who agrees to support your tenancy if your reference cannot be approved. A guarantor will have to be based in the UK and it is usually a parent or guardian who will agree to pay rent if the tenant fails to pay it. Your landlord or letting agent will also check your credit score.<\/p>\n

How much notice do I have to give when I want to leave a property?<\/strong><\/h4>\n

If your lease started after 1 December 2017, you will have a agreement which has no fixed term or end date. You simply have to provide your landlord with 28 days’ notice which can be given at any time and you don\u2019t have to give a reason for leaving.<\/p>\n

What are tenants responsible for?<\/strong><\/h4>\n

Tenants will have to pay rent, energy bills, council tax (if applicable), broadband, TV licence and if you are bringing your own furniture or equipment into the property, then you are responsible for contents insurance.<\/p>\n

Tenants will also have to maintain the general condition of the property and if there are any issues such as leaks, mould or an appliance breaking, you must report this to your landlord or letting agent as soon as possible so it is repaired quickly.<\/p>\n

In Scotland all deposits must be given to an approved tenancy deposit scheme within 30 days of the start of the tenancy.<\/p>\n

You will receive the deposit back at the end of the tenancy – there may be deductions for cleaning or repairs which you will be informed of.<\/p>\n

What changes can tenants make to the property?<\/strong><\/h4>\n

Whether you can redecorate depends on your landlord who will need to give you permission to do so. It is best to get this in writing to avoid any confusion or dispute.<\/p>\n
