There are various <a href=\"https:\/\/www.bsa.org.uk\/media-centre\/press-releases\/property-tracker-survey-shows-sentiment-in-the-hou\" target=\"_blank\" rel=\"noopener\">sentiment surveys<\/a> out recently that have been examining renting vs buying.<\/p>\n<p>This particularly affects younger households, including those deciding on whether now is a good time to step onto the property ladder.<\/p>\n<p>Despite the economic gloom, it is likely that the main adjustment in the housing market will be in transactions rather than prices, so people staying out of the market just now in the hope of some sort of \u2018house price crash\u2019 are likely to be disappointed. Those within tenancies will find themselves protected by <a href=\"https:\/\/www.citylets.co.uk\/blog\/why-didnt-the-scottish-government-use-rent-pressure-zones-instead\/\" target=\"_blank\" rel=\"noopener\">the Scottish Government\u2019s rent cap<\/a> and evictions ban but, given that tenancies only last around two years on average and the emergency legislation on which this is based only runs to next March, the benefits of this policy are time-limited.<\/p>\n<p>When comparing the average cost of a mortgage in Scotland (based on the average house price and using the average loan to value, loan to income and 2-year 85% fixed rate mortgage) with <a href=\"https:\/\/www.citylets.co.uk\/research\/reports\/\" target=\"_blank\" rel=\"noopener\">the average rental payment<\/a>, these costs have varied over time in relation to each other, as shown below.<\/p>\n<div id=\"attachment_8122\" style=\"width: 775px\" class=\"wp-caption aligncenter\"><a href=\"https:\/\/www.citylets.co.uk\/blog\/the-renting-vs-buying-equation\/rettie-and-co-chart\/\" rel=\"attachment wp-att-8122\"><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-8122\" class=\"size-full wp-image-8122\" src=\"https:\/\/www.citylets.co.uk\/blog\/wp-content\/uploads\/2023\/07\/rettie-and-co-chart.png\" alt=\"\" width=\"765\" height=\"511\" srcset=\"https:\/\/www.citylets.co.uk\/blog\/wp-content\/uploads\/2023\/07\/rettie-and-co-chart.png 765w, https:\/\/www.citylets.co.uk\/blog\/wp-content\/uploads\/2023\/07\/rettie-and-co-chart-700x468.png 700w, https:\/\/www.citylets.co.uk\/blog\/wp-content\/uploads\/2023\/07\/rettie-and-co-chart-400x267.png 400w\" sizes=\"auto, (max-width: 765px) 100vw, 765px\" \/><\/a><p id=\"caption-attachment-8122\" class=\"wp-caption-text\">Renting vs Buying &#8211; Source: Rettie &amp; Co<\/p><\/div>\n<p>Just before the 2008\/09 global financial crisis, the average mortgage payment was well ahead of the average rent in Scotland, but mortgage costs began to subside from 2008 (due to very low interest rates) as average rents started to grow. From 2014, the average rent overtook the average mortgage payment in Scotland and largely stayed ahead up until late 2022, when rising inflation and the UK Mini Budget caused a sharp rise in interest and mortgage rates, and average mortgage payments once more surged ahead of average rents despite rents also continuing to rise.<\/p>\n<p>There are, of course, other costs to home ownership that you should avoid in renting, including insurance, factoring, etc., so this analysis has its limitations, but is still a useful indicator of incentivisation to buy or rent over time.<\/p>\n<p><a href=\"https:\/\/www.citylets.co.uk\/mobile\/\" target=\"_blank\" rel=\"attachment noopener wp-att-2791\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-2791\" src=\"https:\/\/www.citylets.co.uk\/blog\/wp-content\/uploads\/2017\/05\/latest-apps.png\" alt=\"latest-apps\" width=\"618\" height=\"85\" srcset=\"https:\/\/www.citylets.co.uk\/blog\/wp-content\/uploads\/2017\/05\/latest-apps.png 618w, https:\/\/www.citylets.co.uk\/blog\/wp-content\/uploads\/2017\/05\/latest-apps-400x55.png 400w\" sizes=\"auto, (max-width: 618px) 100vw, 618px\" \/><\/a><\/p>\n<p>Current market conditions create some incentivisation for people to rent rather than buy, until at least rates settle down. But people\u2019s decision-making will be affected by a number of factors, including property availability, their expected length of time living in an area, life-stage and equity. Although house prices may turn down this year and next, housing remains a strong investment over time and, unlike a rented property, you are using your mortgage to own progressively more of the asset until you have paid it off and enjoy full ownership.
