This can be a serious problem, as leaks and blockages can cause water to overflow and damage the external walls of your property.<\/p>\n<p>When examining your gutters, check for any signs of damp around the area, such as black stains on the surrounding stonework. You should also look for any foliage growing in your gutter. Even if these signs of damage or blockages are not present, it is recommended that you should have your gutters cleaned at least once a year, because it\u2019s much easier to prevent damp through regular gutter maintenance than to wait until a large stone repair must be done. If you live on a street with a lot of trees and fallen leaves, you may want to clean your gutters more often.<\/p>\n<p>Gutters are typically a \u2018common\u2019 part of your tenement building, meaning that they belong to all the owners and everyone is responsible for their maintenance. Check your titles first to see if this is the case in your building, then contact your neighbours to organise an annual gutter cleaning.<\/p>\n<p><strong>Gardens<\/strong><\/p>\n<p>Another area which often benefits from a spring cleaning is your garden, if you have one. Gardens are often under-used assets in tenement buildings, but even the smallest back courts can be made into a bright, cheerful spot for owners to enjoy the outdoors.<\/p>\n<p>Begin by checking your titles, to see who owns the back court or garden. It may be common property, or it might be divided to allow each flat to own a small piece of it. If your titles don\u2019t say anything about the garden, you should defer to the Tenements (Scotland) Act 2004, where the default rule is that gardens belong to the individual owner of the bottom flat adjacent to or nearest the garden.<\/p>\n<p>If you have responsibility for all or some of the garden, you don\u2019t need to spend a lot of money to brighten it up. Consider browsing local plant sales and buy and sell groups on social media to find inexpensive pot plants or grow them from seeds to save money. If your garden or back court has any grass on it, consider putting aside some money with your neighbours to buy a communal lawnmower, and setting up a rota for regular lawn mowing. This will help to keep your garden clear and tidy.<\/p>\n<p><strong>Railings and ironwork<\/strong><\/p>\n<p>During World War Two, many tenement buildings were stripped of any iron railings or decorative ironwork, to provide iron for the war effort. It is now a rare sight in Scotland\u2019s cities and should be treasured by those tenement owners who still have them. Bad weather throughout the winter can cause iron to rust, so spring is a great time to get outside and take care of your railings. Rusty ironwork not only looks neglected, but iron expands as it rusts, which can damage surrounding stonework.<\/p>\n<p>You can prevent rust by regularly re-painting your railings and ironwork. Begin by checking for any signs of damage, which can occur where paint has started to flake off or blister. Don\u2019t forget to check the undersides, and other areas easily missed during painting. Remove any rust with sandpaper and fill in any small holes before you then start to paint. Always paint ironworks with the correct zinc-based primer and gloss paint. Do this on a dry, sunny spring day to allow all the paint to dry properly.<\/p>\n<p><strong>Building surveys<\/strong><\/p>\n<p>Finally, have a look around your building and consider the last time you had a building survey carried out. Carrying out regular building surveys, approximately every five years, will give you and your fellow owners a clear sense of what needs to be done to maintain your building. You will need to work with your neighbours to hire a surveyor, architect or engineer, and check their qualifications to make sure that they can offer this service. If you own a property in a listed building or conservation area, you may want to hire a conservation architect or surveyor, who has expertise in surveying traditional buildings.<\/p>\n<p>Once the survey has been carried out, you can ask your surveyor for a maintenance plan, and a list of repair priorities.
