This is my one bedroom flat in Gorgie, Edinburgh. It is an unfurnished flat apart from white goods. It is a bright and spacious flat with a very large double bedroom. The flat is at the rear of the building which overlooks the gardens and is quiet, tenants have access to the communal gardens. The flat benefits from PVC double glazing and gas central heating, I had a new combi gas boiler fitted only a few years ago and I have boiler cover. EPC has just been done and rated as C. There is a kitchen/living room, shower-room and separate w.c. The flat IS unfurnished apart from cooker, washing machine and fridge-freezer and these appliances are only about a year old and are in good condition. The flat has been professionally cleaned, repainted, recarpeted and refloored. I have shown phots with the previous furniture in, just to give an idea of space, but just to clarify, the flat is unfurnished. I will be self-managing the property and I am very much a hands on landlord. After many years of letting the flat using letting agents, I have had enough and I feel that most tenants feel the same. I want to look after a tenant and my property as much as possible. All checks e.g. gas, electrics are up-to-date. I want to keep the flat in good condition and will not hesitate to carry out improvements and any repairs. Council Tax is Band B. I am looking for a long-term tenant, individual tenant or couple to make the flat their own home. The flat is not suitable for any more than two people. and it is not a student let i.e. it is not to be let just for terms times
