We have availability for a small number of monthly rentals (due to CoE and HMRC regs (241) these cannot exceed 5 months in any calendar year). These often suit relocation agencies, short-term corporate booking agencies, insurance relocation agencies, contractors, local businesses having overseas employees on short term project assignments looking for accommodation in Edinburgh.

All our apartments come with fully equipped kitchens for cooking, business fibre WiFi, Bedding and Towels, Smart TV, cleaning, and free on-street parking as standard. All bills are included.

The apartment is set within a large handsome 19th-century Victorian house situated on one of the most exclusive streets in Portobello and just a 2 min walk from the beach.

Parking is incredibly expensive in Edinburgh. We have free on-street parking and a fantastic bus service with live bus tracking and a stop close by. Some of the surrounding streets are due to have zone parking so while parking is possible it can be competitive in the Summer Months and you may have to park on one of the adjoining streets on occasion rather than outside the flat. Welcome treats, linen and towels are provided.

THE BEDROOM AREA
There is a comfy double size bed (UK Double) with a super-comfortable memory foam mattress and two types of pillows to choose from. For storage, there are bedside drawers, a vanity table with hair-dryer and useful socket close by with mirror, multiple usb a&c sockets throughout the flat, and lots of space to store/hang your clothes. Good quality freshly-laundered bedding and towels are provided for a hotel style clean apartment.

THE LIVINGROOM AREA
A soothing and stylish interior design with a comfortable chair, small bistro-style dining table, chair and window bench, and everything you need to make your stay a home from home.

Also in the room is a 32 inch HD TV with quad processor which has all of your key apps like Netflix and Amazon pre-installed. WiFi is provided using high-speed fibre optic cables. This package is 1Gb (1,000 Mb) and has a minimum guaranteed download speed of 500Mb, upload of 50 Mbps, and a Chita router. Fibre broadband is consistently reliable and uptime exceptional, however enhanced fault response times are available if needed as this is a business (rather than personal) support package.

As the apartment is in a large Victorian property with thick walls we use a wifi mesh system throughout the building.

THE KITCHEN
This sage green shaker-style country kitchen is unusually large for a studio and fully equipped with everything you need to cook a meal away from home. A few nice additions to the kitchen are the dishwasher, Bosch induction hob, fan-assisted oven, integrated microwave, soft-close doors, refrigerator, kettle and toaster. There is also a washing machine in the kitchen (clothes rack, iron & ironing board are in the hall cupboard).

HALLWAY AND CUPBOARD
The hallway has ample space here to leave coats and shoes after a long walk along the beach or a hard day at work. There is a large walk-in cupboard with iron, ironing board, clothes rack and hoover. And there is plenty of space to tidy away those travel bags and suitcases so they’re not in your way.

THE OFFICE
Again unusual for a studio, and to help keep your work life and personal life separate, we have a small comfortable room at the back of the apartment with a beautiful south west-facing view and a writing desk and ergonomic office chair.

THE BATHROOM
The bathroom has a toilet, basin and high-pressure thermostatic mixer shower from the boiler. There is an LED mirror which allows you to have a lower light source if using the bathroom at night. Complementary shampoo and shower gel are provided as standard.


Other things to note
Portobello is a holiday hideaway and has a lively, modern vibe and an epicurean attitude to life while being much more than just a beach resort. It has has just the right ingredients for a minibreak – abundant leisure activities, good food and beautiful views. The centre of Edinburgh is just 20 minutes by bus (every 10 minutes) or 15 minutes by car.

The house is opposite Abercorn Park (useful for a stroll or a chat in the sunshine) and just a two-minute walk from the promenade tracing a mile of sandy beach where you can kayak, row, paddle and swim safely. Portobello was recently named in the Sunday Times ‘Top 10 Places to Live in Scotland’.

For golfers, we have a treasure chest of championship links, the best golf courses in East Lothian include world-famous trophy courses such as Muirfield, North Berwick and Gullane No1 and 2 (all 30 mins by car) , Craigielaw and Kilspindie (20 mins) and numerous courses even closer.
