Set on the top floor of a characterful 18th century Town House, this spacious unfurnished apartment enjoys an enviable position just off the town’s High Street. It originally belonged to local historical figure David Macbeth Moir but of course has since been modernised.

The accommodation is accessed via the beautifully maintained communal staircase. The internal hallway leads to a bright & spacious open plan living area with newly installed contemporary kitchen. Three generously sized double bedrooms are accessed from the hallway, all with large Velux windows to allow plenty of natural light, which is particularly lovely in the evenings. Both master and second bedrooms are both very good sizes, and the third smaller room is idea as a work from home space or child’s room. There is a well-proportioned bathroom with shower over bath, together with useful hallway storage. Additionally, the accommodation has a large multi-purpose floored attic space with Velux window and power. The property has been freshly decorated throughout and retains a wealth of traditional features. Residents also benefit from GCH and secure access, access to a large private garden and residents parking to the rear. Available with immediate entry for long term tenancy.

Location
Musselburgh is a highly sought-after coastal town in East Lothian, offering an excellent balance of seaside living and convenient access to Edinburgh. The town boasts a wide range of local amenities, including shops, cafes, restaurants, supermarkets, leisure facilities and excellent schooling. The flat is across the street from the famed Luca's Ice Cream and a short walk to all the main cafes and restaurants on the high street, which is becoming busier and more popular as more housing is being built in the nearby area. For sports and leisure, there is Musselburgh Leisure centre (which includes a swimming pool) a local boxing gym and a Karate dojo that are all less than 10 minutes away. There are also local football pitches and plenty of nice places to go for a walk or run along the coast.
Musselburgh is a great place for kids and there are several play parks nearby, a soft play on the High Street, a trampoline park, Weehailes adventure park, and a BMX track close to hand, not to mention the beach and River Esk for getting out into nature and exploring. The flat is in the local catchment area for multiple primary
schools and both the local high schools. The town is also home of the historic Fisherrow Harbour, Musselburgh Racecourse and one of the oldest golf courses in Scotland. It is 10 minutes from the very popular Edinburgh beach area Portobello, or, if you fancy getting out of town, there are lots of beaches and nice towns along the East Lothian coast worth exploring. Commuters benefit from excellent transport
links, including a railway station with regular services to Edinburgh, direct bus links into Edinburgh and easy access to the A1 and City Bypass.
