This flat is quietly situated in Polwarth, some two miles to the southwest of the business and historical city centre of Edinburgh.

Polwarth has a few local shops including a Margiotta grocery store and some lovely cafes. Just a 15 minute walk away is the lively area of Bruntsfield with its interesting independent shops, cafes and restaurants.

20 minutes walk takes you to Tollcross and Lothian Road in the city centre with a large selection of nationwide restaurants, cafes and shops to choose from.

Within the area is Fountainbridge Complex with a multi-screen cinema, gym and bowling alley. Edinburgh Quay at the end of the Union Canal is close by and offers fine canalside walkways and cycle paths. Harrison Park is within walking distance and the flat is also well situated for access to the Water of Leith Walkway, the Union Canal and Bruntsfield Links.

There is a choice of larger supermarkets nearby in Bruntsfield and Morningside including Waitrose and M&S Food.

Regular bus services to and from most parts of the city are available within the area. Haymarket train station is 15 minutes walk from the property for travel further afield.
