“While Q1 of 2026 saw a brisk start to the year, the onset of Q2 was notably quieter. However, as we move into Q3, the dynamic has significantly upturned and a return to the majority of good property across all budgets being let in very short timescales is once again the ‘norm’. Student property remains on the market for the coming academic year, forcing agents and landlords to revise asking rents and marketing to minimise voids. The advent of more purpose-built student residences continues to cast a shadow over traditional HMO property, and a new approach may be required to ensure continued viability.”
